20/20  HOME INSPECTIONS

"Pauls Corner"
August  2010

Recent Colorado weather has been very detrimental  to many roofs and structures. The roofing contractors are having a banner year fixing hail damaged roofs. Unfortunately, I've seen many instances where the quality of the roof repairs/replacement have not met some of the current requirements. The biggest issue has been the lack of proper ventilation pipe attachments. All vent and exhaust pipes from the home need to be vented to the exterior. As roofs get replaced there have been instances where the plumbing vents have not been properly re-attached. They are left to exhaust into the attic structure where excessive moisture and vent gases can accumulate.  Proper flashing needs to be installed as well to protect the roof sheathing from excessive moisture penetration. If you have recently had a roof replaced or repaired and some of your vent/exhaust pipes have been altered, make sure you check in your attic space and look for any vent pipes that are not attached and vented to the exterior.

All the Best,
